15 Cities With The Most Recently Built Homes

The past two years have shown that the US housing stock is inadequate for the country’s needs. Rapidly rising house prices and rents across the country indicate that the supply has failed to meet the demand for housing. Experts from federal mortgage backer Freddie Mac estimate that the US population has about 4 million housing units less than it needs.

But another challenge is that America’s housing stock is getting old. Today, the average age of a housing unit in the US is 42 years, a figure that has steadily increased over the past two decades. And many older homes are located in places where population growth is flat or slow compared to other parts of the country. The result is an imbalance between the places where housing is more abundant or affordable and the places people are trying to live.

And older homes can have additional downsides. While some residents appreciate the period charm of an older home, these homes tend to have more maintenance problems and lower energy efficiency, which can raise the cost of ownership. They are also more likely to use hazardous materials such as asbestos, lead paint or radon, which pose a health risk.

A primary cause of both the depletion and aging of America’s housing stock is the collapse of the building industry after the Great Recession. From 2000 to 2009, when the housing boom reached its peak, new construction kept pace with historic levels as builders added about 19 million new homes in that decade. But when the bubble burst and a recession hit the end of the decade, the rate at which America added housing fell dramatically. Since 2010, the US has added only 8.6 million new housing units.

The results of the underbuilding have turned out dramatically over the past two years. With very few homes in the market, the competition for residential real estate has been high. Home prices have skyrocketed since the start of the COVID-19 pandemic, with the average selling price in the US increasing by more than a third since 2020. In turn, these increases have cost the market more potential buyers, which has left more people competing for rent and there are also higher prices.

New homes are already more expensive because they have more desirable modern designs, amenities and materials, so people are willing to pay higher home prices and rent to live in these units. A unit built after 2014 sells for over 15% more and rents 13% more from 2010 to 2013 than a house built a few years earlier. As construction costs rise, the gap may widen in future years.

According to U.S. Census Bureau data, parts of the Northeast and Midwest that have long been heavily populated have older housing stocks. New York leads the country in the residential home age with a median age of 63 years, followed by nearby Rhode Island and Massachusetts at 59 years. At the other end of the spectrum, the Mountain West and Southeast states, which have been growing rapidly in recent years, have overall younger housing stocks. Nevada (age 26) leads all states with the latest housing, with states like Arizona, Utah, South Carolina and Georgia not far behind.

Fast-growing Sun Belt cities offer the most recently built housing at the metro level, and cities in two states stand out: North Carolina and Texas. North Carolina’s two largest metropolises, Raleigh and Charlotte, are each in the top three cities with the most new homes, while the Lone Star State is home to four of the top 15.

The data used in this analysis is from the US Census Bureau’s American Community Survey (2020). To determine the locations with the most recently built homes, Inspection Support Network researchers calculated the average residential home age by 2020, the most recent data available. Places with a lower household age were ranked higher. In the event of a tie, the location with a higher share of housing units built in 2014 or later was ranked higher.

The data used in this analysis is from the US Census Bureau’s American Community Survey (2020). To determine the locations with the most recently built homes, Inspection Support Network researchers calculated the average residential home age by 2020, the most recent data available. Places with a lower household age were ranked higher. In the event of a tie, the location with a higher share of housing units built in 2014 or later was ranked higher. To improve relevance, only cities with at least 100,000 inhabitants were included. Additionally, cities were divided into groups based on population size: small (100,000–149,999), medium-sized (150,000–349,999), and large (350,000 or more).
