This week on American Dream Home, we introduced viewers to a beautiful part of the country that we have yet to visit: Wildwood, Missouri.

Located in far western St. Louis County, it has a relatively small population of just over 35,000.

There are beautiful trails, parks and reserves.

Some of the things we were able to see, such as the Al Foster Trail, the Rockwoods Reservation, and Babler State Park, made this episode a memorable Wednesday night event.

With four children, Carey and Garrett were looking for a home in Wildwood because they needed to find a place to accommodate everyone and have a place to play in the countryside.

Wildwood boasts a low crime rate – 46% below the national average – and property crime is also 46% below the national average.

According to Realtor.com, an acre of land in Missouri costs an average of $15,489.

The competition in the market is still high, but pricing has decreased.

This week we found 147 homes for sale at an average price of $487,000.

In September 2022, Wildwood home prices were down 6.9% year-over-year, with an average sale price of $450,000.

On average, Wildwood homes sell after 15 days on the market, compared to 18 days last year. This September, 48 homes were sold compared to 82 last year.

MORTGAGE RATES RISE ABOVE 7%

However, many homes receive multiple offers and some are sold with a contingency waiver. Buyers still get what they ask for in general, and the houses are contracted in about eight days.

It’s still a hot market and is performing better than we’ve seen in some major metropolitan areas where higher interest rates are putting pressure on the market as a whole.

It also seems that if you live and own Wildwood, you want to stay there.

Between August and October this year, 18% of homebuyers in Wildwood wanted to move out of Wildwood, while 82% wanted to stay within the metropolitan area.

These buyers come mainly from Los Angeles, but there is also an influx of people from San Francisco and Chicago.
